Common Questions about Property in Spain
What are the main advantages and disadvantages of moving to Spain?
Spain offers an excellent climate, low cost of living, good healthy food and drink and a relaxed lifestyle. Some disadvantages include a high petty crime rate on new urbanisations and lots of 'red tape'.
Is the culture different?
The excellent climate leads to many outdoor activities. Drinking plenty of wine and eating late at night is a Spanish custom. While fiestas, flamenco and bullfighting are the traditional romantic values of Spain , like many European countries cafe life and football dominate at weekend. There are many hypermarkets, but few departmental stores outside large cities. Small family run shops called tiendas and frequent outdoor markets make up the shopping experience.
What are we looking for in an estate agent?
Initially, someone who can offer a wide range of properties in the area of choice and secondly someone who will help in the difficult settling in process. A good agent will be a member of a professional organisation.
Do we need a solicitor and fiscal representative?
Most definitely yes to both. An abogado is someone who can complete the legal process of buying a property and at the same time offer good advice. A gestor is useful for dealing with routine administrative matters and an asesorfiscal for dealing with taxation.
What additional costs are incurred when buying a new home?
It is wise to allow 10% of the purchase value to cover the costs of conveyance and taxes.
How much does it cost to run a home?
About 3,300 Euros per year, covering electricity, water, telephone, property insurance, taxes and community charges.
Tell me about medical facilities
In coastal areas, hospitals tend to be new. Private doctors, dentists and medical centres are well advertised, staffed by highly qualified Spaniards and some northern Europeans. Many drugs are available without prescription from chemists who also offer advice on ailments. Visitors from Europe can claim free treatment by the use of the EHIC card. Residents below retirement age should take out a private health insurance. Residents over retirement age, or disabled, are entitled to free health care obtained through entering the Spanish health system.
Sporting facilities?
The countryside and sea provide a natural backdrop for all sporting activities of which golf, bowling, tennis and walking are the most popular for northern Europeans. For people not interested in sport, social clubs exist for almost every type of interest.
Any myths?
Yes, one seems to constantly crop up. Upon death the Spanish government does not reclaim your property. Just do the normal thing; make out a Spanish will for Spanish assets.
