Real estate agents work on commission and sell most of the properties. Depending on their qualifications, their commission is a portion of the 1-3% fee, which is negotiated by their office and paid by the vendor. The balance goes towards maintaining the office, overheads and advertising costs. Although the agent is in effect paid by a vendor when he sells their realty, he will make appointments to take you out to see other properties. You don't have to stay with only one agent as some agents will know of houses that are about to come on the market and you may be the lucky first viewer. Other agents will have listings to themselves and no matter who sells the property he will receive a percentage (this doesn't affect you). If you purchase a property that another agent showed you at an earlier date he or she is entitled to the commission.
